Our Story

Founded in 2023 by three high school friends, our partnership began after completing our undergraduate degrees. Drawn to real estate by a shared passion for design, business, investing, and communication, we combined our skills to take on a new venture in the industry.

The Work

Within six months of opening we closed on our first multifamily property in Allentown, PA. Based on market research the location was ready for appreciation with a strong job market and increasing population. Through our financial analysis the property yielded promising returns and we believed had significant upside potential with renovations. By taking charge of property management, handling small repairs, increasing rent to market and shifting utilities we received returns above our forecasted expectations.

My Role

At Arctica Realty Partners, I developed the financial analysis, forecasting, and underwriting to identify high potential opportunities and mitigate risk. I oversee the company’s accounting systems and tax planning, ensuring compliance. My role includes building and maintaining strong business relationships with contractors, vendors, and financial partners. I also played a central role in developing our brand identity, creating the company name, logo, and website to establish a professional presence. From business development and exit strategy planning, to onsite property maintenance and operations, I work to satisfy short and long term performance goals using all my financial, managerial and creative abilities.

Returns

Through our value add renovations, financial planning, rent stabilization and property management the assets returns surpassed projected expectations.

Results for year 2024 include:

Renovations

Interior Improvements

  • Installed durable vinyl plank flooring throughout Unit 2.

  • Fully repainted Unit 2 for a refreshed, modern look.

  • Remodeled bathrooms in Units 1 and 2, including new lighting, tubs, and vanities.

  • Installed upgraded kitchen lighting for improved functionality and aesthetics.

  • Added new appliances to enhance tenant convenience.

Safety & Maintenance

  • Replaced two aging boilers to ensure reliable heating and efficiency.

  • Cleared the property of pests for improved tenant health and safety.

  • Upgraded outdated doors to modern fire rated standards for enhanced building safety.

  • Replaced outdated plumbing throughout

Exterior & Building Upgrades

  • Installed new mailboxes for improved tenant access and property appeal.

  • Replaced outdated single-pane bay window in Unit 1 with modern, energy-efficient windows to improve airflow, safety, and insulation.

  • Installed all new locks throughout each floor and unit for increased safety.

Property Management

Taking on property management ourselves was initially a financial decision to reduce expenses during renovations. It quickly became the most challenging aspect of the project. By working with local charities in the Allentown community, we were able to support tenants by helping them relocate or remain in their units safely while development was underway. We’ve since partnered with Keystone Property Management to handle day-to-day tenant relations. The experience left a lasting impression on our team and continues to guide us as we prioritize tenant living quality and safety in all our projects.
